Rancho Santa Fe Real Estate - Anyone interested in a $29,900,000 Rancho Santa Fe estate?

I have been in the business of selling real estate for over 20 years and before that I was an escrow officer and wrote up the contracts that real estate agents dropped on my desk.  I believe that gives me the experience to say that I have weathered many real estate markets.  Today's market feels almost like a roller coaster; and yet I call it the decade theory.  Every 10 years, or so, there is an adjustment in the market.  I am not saying that this is a minor one we have been going through, but this too shall pass.  What is interesting to me, as someone who has sold high end properties for years, is that the people with money are affected also, but not like the people who live from pay check to pay check.  To give you an idea of what I am talking about... here are the latest statistics for available properties in Rancho Santa Fe.   They will sell... some for cash.. and others even more expensive will take their places.

The most expensive property in the Ranch currently is a property on Puerta del Sol for $29,900,000.  This estate home is situated on 8 acres - land is more expensive in Rancho Santa Fe than the homes that are built on them - and features 6 bedrooms + 5 others and 6 baths.  The 5 other bedrooms are probably the ones included in the three guest houses, for a few stay-over friends and family members.  The listing agent, one of my fellow agents, states "this lush tropical paradise where fountains and waterfalls soothe the soul and boost the spirit".  These are homes not for those worried about interest rates, bank loans, subprime mess etc... these homes are for those who are above the fray and can be worry-free in such an environment.  A smile crosses my face as I read the owner's name... Mr. Ewing, Dallas, Texas.  Remember those days of big money and shoulder pads?

Today there are 207 detached homes on the market in Rancho Santa Fe.  All are over $1M and there are  182 properties over $2 Million dollars.  The least expensive home on the market is on Caminito Providencia (outside the covenant and near Fairbanks Ranch in Montecito) and is a 3 bedroom, 3 bath home listed for $1,150,000. 

There are 7 condominiums in Rancho Santa Fe (not including at Morgan's Run) for sale.  The least expensive is on La Flecha and is listed for $895,000 and the most expensive is in the Las Casitas development and is listed for $1,995,000 - 2 bedroom +, 2 1/2 baths with approximately 2,445 square feet.

There are 29 lots for sale in the covenant of Rancho Santa Fe and the least expensive is on La Palma (2.93 acres) and is listed for $1,150,000 and the most expensive is on El Montevideo (5.37 acres) and is listed for $5,600,000.

Rancho Santa Fe Utilities - Underground or Not?

Here is the latest news about the utilities in Rancho Santa Fe!  Nothing can obstruct a view more than telephone lines or other utilities blocking it... read here.

The Rancho Santa Fe Community Services District discussed in February plans to form assessment districts to finance undergrounding utilities, which would include the burying of utility poles and overhead lines. The plan took another step forward at the Feb. 7 meeting of the Rancho Santa Fe Association board of directors.

Board members voted to authorize the Association manager to execute a memorandum of understanding, between the Association and the district that would outline cooperation between the two entities to accomplish establishing the assessment districts.

Since the Association is not a governmental agency, it cannot administer the districts. The Memorandum would allow the community services district to interface with the Local Agency Formation Commission, to activate the district's powers to form assessment districts.

"This is going to be somewhat controversial," said Director Bill Beckman. "Some people aren't going to want the utilities in their area."

Vice President Robert Spears commented that, "this is going to be a very critical thing to care and nurture."
